Looking at the city overview for this week, the median list price for Santa Cruz real estate remain on a strong upward trend, although still shy of where the markets price high-point was in late May/early June. The median price stands at $437,000.
As we know, after June 30 supply and demand usually starts declining until the end of the year and with that the DOM starts to climb. This week we aren’t reflecting any of those predicted changes yet. As we have coming up on mid July we are still seeing that the days- on- market are actually heading south in a strong downward trend. There is no doubt that the market is remaining hot and houses are still moving extremely fast. Along with the high demand and the listings low, it is a sure sign that the relatively long run of strong prices will continue. Some additional news this week, the influx of new Santa Cruz homes for sale this week is a welcoming site for the anxious buyers scanning the market. The 40 properties we are refer to have been on the market for an average of 109 days. Of the 109 listing approximately half of the listing have become available in the past 68 days, give or take.
The price per square foot reflects a whole other story to the market. The price has taken a plunge since June from approximately $375 to $358. This week the price per square foot is basically flat. When the prices of the homes are increasing and the price per square foot is flat, it often proves that the new Santa Cruz Properties coming on the market are more expensive, and usually larger than the older homes. Per Average price per square foot for Santa Cruz CA was $437 an increase of 16.8% compared to the same period last year.
